About the Speaker

Lehanne Potts is a Mobile Mortgage Specialist based in Regina with over 15 years of experience in mortgage and financial services. Her background includes working as an independent mortgage broker and earlier experience in the insurance industry, giving her a broad understanding of the financial decisions involved in home ownership.

Buying your first home is one of the biggest financial decisions you'll ever make — and understanding the mortgage process before you start can make all the difference.

In this practical session, our speaker Lehanne Potts, Mobile Mortgage Specialist, from Conexus Credit Union will walk first-time buyers through the essentials of qualifying for a mortgage in Canada, including how the federal stress test works, what lenders look at when reviewing your application, and the real costs involved beyond the purchase price.

You'll come away with a clear understanding of the four pillars of a strong mortgage application — income, credit, down payment, and the property itself — and what you can start doing today to put yourself in the best possible position when the time comes.

Topics covered include:

  • How your borrowing power is calculated (GDS and TDS ratios)
  • Down payment requirements, rules, and gifting options
  • Closing costs and mortgage insurance premiums (CMHC/SAGEN)
  • Fixed vs. variable rate mortgages and how to choose
  • Prepayment privileges and how to pay off your mortgage faster
  • Mortgage terms and amortization explained in plain language
